As the cost of construction materials and labour continues to rise across Nigeria, industry experts have revealed that building a standard 3-bedroom bungalow in 2025 could cost as much as ₦25 million, depending on design, location, and quality of finishes.
According to a market-based estimate by Engr. Ibrahim Abideen Adelakun, the CEO of Abtech Construction Limited, the financial commitment for such a project goes far beyond just bricks and mortar, covering key components such as the foundation, roofing, windows, plumbing, and finishing.
Breakdown of Major Costs
Foundation to DPC Level: ₦1.8M – ₦2.5M
Blockwork to Roof Level: ₦1.5M – ₦2.2M
Roofing: ₦3.5M – ₦5.5M
Windows and Doors: ₦1.8M – ₦3M
Electrical Installation: ₦900K – ₦1.4M
Plumbing Works: ₦850K – ₦1.3M
Finishing: ₦3M – ₦4.5M
Borehole Installation: ₦600K – ₦900K
Septic Tank and Soakaway: ₦500K – ₦800K
Fence and Gate: ₦1.5M – ₦2.5M
Flooring and External Work: ₦800K – ₦1.2M
The estimate shows that roofing and finishing take up the largest share of the budget, while location, labour charges, and the choice of materials can further drive up costs.
Experts advise prospective homeowners to seek professional guidance from a qualified Quantity Surveyor before starting any building project. This, they say, will help avoid overspending and ensure proper planning from start to finish.
